What they mean: Buyers will pay 10-15% more for a new home

What they say: They liked the house, but bought a different one
What they mean: They found other homes that are better values

What they say: They didn’t like the carpet
What they mean: The seller should replace the carpet due to age, color or condition

What they say:  They thought the yard was too small
What they mean: They found homes with larger yards for the same price

What they say: The home needs too much work
What they mean: The seller may need to make some repairs or reduce the price

What they say: They didn’t like the floor plan
What they mean: If the floor plan is odd or difficult to decorate, the price must be reduced to compare with homes the same size and room count

What they say: Too much updating for the buyer
What they mean: Their taste suggests the home is not up to todays colors and trends, so the price must be discounted to allow buyers to make updates

What they say: They want a master bedroom downstairs
What they mean: They want privacy from the second bedrooms; they don’t want to climb stairs; buyers will pay more for a main-level master

What they say: They prefer a north/south orientation
What they mean: They don’t want any morning or late afternoon sun exposure
